1. Home inspectors won't tell you the age or condition and or life expectancy of the appliance.

2. Home inspectors won't tell you if any potential problems or faulty conditions (fan motor, compressor,).

3. Home inspectors won't tell you if any hidden ductwork air flow problems, air leaks, poor workmanship at original or add on installation, bad system design. THEY CAN'T TELL A GOOD SYSTEM FROM A BAD SYSTEM...   ( a lot of A/C contractors cut corners meaning 3 out of 5 times  "LOWEST BID = POOR QUALITY" when your home was in a mad rush to be built "QUALITY WAS SACRIFICED".  Contractors used the least qualified, least educated ( illegal / undocumented  workers & criminal background & cheapest of cheapest material and YES appliances too ).  If your tracked home was built in the late 90's to present odds are pretty good your A/C & ductwork was NOT  installed to industry standards ( especially two story homes).   We know...   We've seen it, time and time again.   "With those bad odds, you have better odds at winning it big in Las Vegas".

4. Home inspectors won't tell you if the unit / appliance is over / undersized or adequate for comfort and efficiency

5. Home inspectors won't tell you if the appliance is energy efficient to meet your demands.

6. Home inspectors won't thoroughly test or diagnose to estimate the costs of repair or replacement.
